Century homes are prized for their character and historical charm, but maintaining these older properties requires care and attention to preserve their unique features. Regular upkeep is essential to protect their structural integrity and ensure their original elements, like roofs, foundations, and woodwork, remain in excellent condition.
This guide provides must-know maintenance tips for century homes, offering seasonal advice to help homeowners address common challenges and keep their homes in top shape year-round.
Seasonal Maintenance for Century Homes
Spring: Addressing Post-Winter Wear
Spring is the ideal time to inspect your century home for any damage caused by winter weather. Begin by examining the roof for missing or damaged shingles, as snow and ice can weaken roofing materials. Clean gutters and downspouts to prevent water from pooling near the foundation, which can lead to cracks or moisture intrusion.
Check for signs of damage to the exterior, such as peeling paint, wood rot, or loose siding. Address these issues promptly to prevent further deterioration. Inspect windows and doors for drafts or broken seals, and re-caulk or weatherstrip as needed to maintain energy efficiency and comfort.
Summer: Focus on Preservation
Summer offers the perfect opportunity to focus on preserving the original features of your century home. Refinish hardwood floors, touch up painted surfaces, or repair plaster walls while the weather is dry and stable. This is also a good time to restore or repaint wood trim, ensuring it is protected from sun exposure and moisture.
Inspect the foundation for cracks or signs of settling, as hot weather can cause the ground to shift. If you notice any issues, consult a professional to assess the structural integrity of the home. Regularly check for pests, such as termites or carpenter ants, which can damage wood features. Early detection and treatment are key to preventing costly repairs.
Fall: Preparing for the Colder Months
In the fall, prepare your century home for the challenges of winter. Start by ensuring your heating system is in good working order, scheduling a professional inspection if needed. Clean chimneys and fireplaces to ensure safe use during the colder months.
Seal any gaps or cracks around windows, doors, and exterior walls to prevent drafts and heat loss. Trim back overhanging tree branches near the roof to reduce the risk of damage from falling limbs during storms. Inspect storm windows and ensure they are securely installed to improve insulation.
Winter: Protecting Against Harsh Weather
During winter, focus on monitoring your century home for signs of damage caused by snow, ice, and freezing temperatures. Check the roof regularly for ice dams, which can cause water to seep under shingles and into the home. Use a roof rake to safely remove snow buildup and reduce the risk of damage.
Keep pathways and walkways clear of snow and ice to prevent accidents and protect the home’s foundation from excess moisture. Monitor the interior of your home for signs of condensation or leaks, particularly in basements and attics. Address these issues promptly to avoid further complications.
General Maintenance Tips for Century Homes
In addition to seasonal tasks, there are ongoing maintenance routines that every century homeowner should follow. Regularly inspect woodwork, such as moldings, wainscoting, and built-ins, for signs of wear or damage. Refinishing or repairing these elements will ensure they remain in excellent condition.
Keep an eye on plumbing and electrical systems, as older homes often have outdated infrastructure that may need upgrades or repairs. If your home has original wiring or pipes, consult professionals to evaluate their safety and functionality.
Finally, maintain the landscaping around your home to prevent damage to the foundation. Proper drainage and grading will help direct water away from the house, protecting its structural integrity over time.

Century homes require ongoing care to preserve their beauty and historical significance, but with regular maintenance, they can remain a source of pride and comfort for generations. By following these seasonal tips and addressing issues as they arise, homeowners can protect their investment and ensure their century home stands the test of time.
